Why do older Irmo houses come down instead of getting patched up?

A 1970s ranch in Friarsgate can be worth less than the ground under it. Once a roof goes or a fire runs through the attic, the repair math stops working. Irmo sits in the Dutch Fork, the wedge of land between the Saluda and Broad rivers. Soil up this way came off weathered granite and gneiss, so it runs to heavy red clay. Clay sheds water instead of soaking it up. In subdivisions built forty and fifty years ago, the original swales have flattened out. Downspouts empty next to the slab and the ground has settled toward the house. Yards stay soft for days after a Midlands thunderstorm. Some of that is regrading. Out past Ballentine and along the Lake Murray shoreline, lots get bigger and drives get longer. Gravel makes sense at that length, and it holds up on clay when the base is built right. Work at the water line is a different animal. The utility that manages the Lake Murray shoreline has to approve shoreline work in writing first. Permits depend on geography too. Irmo straddles the county line, so some addresses answer to the Lexington County building department. Others answer to the Richland County building department. Property inside town limits also goes through Irmo planning and zoning. We sort out which office a job answers to before the machines roll.
